BC Government Announces Maximum Allowable Rent Increase for 2027: 2.2%
Aug 28th, 2026

The Ministry of Housing in British Columbia has officially announced that the maximum allowable residential rent increase for 2027 is set at 2.2%. Under the Residential Tenancy Act (RTA), landlords must strictly adhere to statutory requirements and notice procedures when increasing rent for existing tenants.
Four Essential Compliance Requirements for Landlords
- 1. Do Not Exceed the Statutory Cap: The maximum legal increase for 2027 is 2.2%. Landlords cannot set a rent increase above this limit without proper dispute resolution approval or written agreement.
- 2. Use the Official Standard Form (RTB-7): Landlords must issue the official RTB-7 (Notice of Rent Increase) form. Verbal notices or informal emails/letters are not legally binding.
- 3. Provide At Least 3 Full Calendar Months' Notice: The notice must be delivered to the tenant at least 3 full calendar months before the new rent amount takes effect (e.g., if effective October 1st, notice must be served on or before June 30th). Rent can only be increased once every 12 months for the same tenant.
- 4. Approved Methods of Service: The notice must be served using one of the following legally valid methods:
- In person directly to the tenant;
- By registered mail;
- Attached to the tenant's door or left in their mailbox (add 3 days for deemed receipt);
- By email, provided both parties have signed an agreement to serve documents electronically (add 3 days for deemed receipt).
